- Kitchen & Dining - The fully equipped kitchen includes modern appliances, a spacious walk-in pantry, and dining for 15 between the table and island. An outdoor dining area with lake views and a Blackstone propane griddle makes mealtime a highlight, while kid-friendly touches like dishes, utensils, and a booster seat keep everyone covered.
- Main Living Room - The bright, open-concept main level connects the kitchen, dining, and living room in a space that’s perfect for gathering. Panoramic lake views, abundant seating, and a 65” smart TV create a welcoming and stylish environment.
- Lower Living Room - Downstairs, the entertainment lounge features another 65” smart TV, a dry bar with a mini fridge, an arcade console with 60+ games, plus books, toys, and games for all ages. Walk-out access leads directly to the lakefront deck with lounge seating and a full laundry room.

Whether you're coming by car or flying in from out of state, The Twelve is easy to reach and ideally located for a stress-free arrival and stay.
- The property is conveniently accessed via paved roads less than 2 miles from Hwy 54. AWD is not required, but please note that some roads in the general area may be steep or narrow. In winter months, roads may become icy or difficult to navigate - use caution when driving during inclement weather.
- About 3 hours from St. Louis or Kansas City, and a half-day drive from Nebraska, Illinois, Iowa, Kansas, and Arkansas - making it ideal for families and friends to connect and gather.
